Renters send their agent to ten properties. They sign with the one that already knew them.

“I need a quiet two-bedroom by November first that takes Biscuit, my seventy-pound pit mix, and I can’t fly down to tour.” Your Agent Concierge answers her agent, and she approves a tour request. It comes to your property alone, with Biscuit and the move-in date.

Under half a paid lead. Never shared with the building next door.

You already judge every source by what a lease costs. Here is the agent channel beside the ones you buy.

Your best leasing agent, working the agents.

Renters compare properties by what is available and what is allowed. Their agent does that comparison now, and your Agent Concierge is there to answer it with current facts.

What it knows

Floor plans, availability and policies, with proof

The floor plans you lease, what is available and when, your pet and parking policies and how tours work — every claim carrying the source an agent can check, and availability carrying the time it was last updated.

What it offers next

The question worth asking before a tour

Every answer ends with the next useful question — a floor plan to compare, a policy to check — so the renter arrives knowing what they came to see.

What it can do

Request the tour

Request a tour, ask for a callback, check the floor plan and move-in window against what you lease, or pull what to bring. The renter confirms on your branded card, or their own agent completes the request with their go-ahead.

Their agent searches. Yours answers with what is real.

A back-and-forth about the apartment, not the renter. Your Agent Concierge talks about floor plans, dates, pets and parking, and never asks who will live there.

  1. Looking for a two-bedroom that allows a dog, moving around the first of November. Is anything available, and can they tour this weekend?

    called check_fit

  2. Two-bedrooms are available for early November, and dogs are welcome under the pet policy. Tours run on Saturday and Sunday. Application criteria are provided in writing by the leasing office.

    • Pet policy
    • Availability · updated today

    Worth asking next

    • Compare the two-bedroom floor plans
    • Parking options
    • Request a weekend tour
  3. Is covered parking available?

  4. Covered parking is available as an add-on. Parking and pets are amenity questions here, not screening — nothing about who will live in the apartment is asked.

    Worth asking next

    • Request a weekend tour
    • Ask for a callback first
  5. Please request a tour for them. Saturday morning works best.

    called request_tour

  6. Their agent, with their go-ahead

Here are their name and number. They agreed to be contacted about the tour.

Nothing reaches you without their go-ahead, and every tour request says how it was given. The tour time is agreed as a second step.

  7. What you receive

The tour request reaches your leasing team with the floor plan, move-in window, pet and parking needs, how they said yes and what their agent asked first. Nothing about who will live there is asked or recorded.

What your leasing agent gets.

The tour request arrives with the renter's own words, the floor plan and move-in window, and how they said yes. Your leasing agent sees what they need, when they move and what their agent asked first, so the nearest move-ins get the first call.

A tour always takes a second step to pick the time, so the request carries their preferred window until one is agreed.

Measure it like a channel. Grow it like your best one.

When their agent acts from its own servers, your analytics never see the visit. Your workspace shows every tour request an agent sent, where each conversation stopped and what each became, so the channel’s cost per lease sits beside your ILS.

  • Any agent conversation, step by step: which of your tools it used, the floor plan and move-in window it chose, and how far it got
  • Which agent surface each tour request came from
  • What each tour request became, recorded from your inbox or by asking your own Claude

From the renter's search to a tour request.

Every step runs on your own site, under your own name.

  1. It briefs itself first

The agent reads your floor plans, availability, pet and parking policies before it asks anything, each fact linked to its source.

    Read
  2. Fit, answered honestly

check_fit looks at floor plans and move-in windows only. Application criteria come from your leasing office in writing and are never evaluated here.

    Check
  3. Only what the tour needs

The agent fills the unit type, move-in window, pets and parking. No familial-status, age, disability, national-origin or source-of-income field exists, and none can be added.

    Ask
  4. Their go-ahead, on the record

The renter confirms on a card in your page, or their own agent completes the request with their details and their go-ahead. Every tour request records which, and only the renter's own tick opts them into your marketing.

    Approve
  5. The request, then the time

The tour request arrives by email and in your Leads inbox with what their agent asked first. A tour always takes a second step to pick the time.

    Deliver

The tools an agent is offered on your site.

Registered on your own pages, so an agent searching for apartments can request a tour with you instead of dead-ending on a contact form.

  • Read-only lookups an agent can call freely, and request tools that send nothing without the renter's go-ahead
  • Pets and parking are amenity questions, never screening criteria
  • Budget is what the renter said — never verified income
  • A request with three of twelve fields is still delivered, so nothing is lost to a strict form

AI agents are your newest source of renters. Make them your best.

  • They arrive ready to talk.

Their agent can read your floor plans and your pet and parking policies before it asks for a tour, and nothing reaches you without the renter’s go-ahead to be contacted.

  • You know them before you call.

The floor plan, the move-in window, pets and parking come with the request, so your leasing team can have the right unit ready for the tour.

  • You can grow it.

See which tour requests an agent sent, where each conversation stopped and what each tour became, and grow it like any other source of leases.

Pay per tour request.

$45 per tour request that reaches you. No monthly fee.

No setup fee and nothing to pay while agents are only researching you. Answers and conversations are never billed, a repeat request from the same renter within 30 days counts once, and you set a monthly cap.

Questions

Asked and answered.

Is this a chat widget?

No. A chat widget talks to the renter. This answers the AI agent the renter sent to search for apartments, which wants current facts it can check and a way to request a tour without a form built for a person.

How many other properties get this tour request?

None. The renter's agent made the request on your own site, so it goes to your leasing team alone. We never sell, share or route it anywhere else. The renter may still tour other properties, as with any inquiry you get.

What do we pay for?

$45 for each tour request that reaches you, the same whether or not it becomes a lease, and no monthly fee. Answers and conversations are never billed, a repeat request from the same renter within 30 days counts once, and you set a monthly cap. Founding properties start with a free pilot.

How does it stay inside Fair Housing rules?

There is no field for familial status, age, disability, national origin, source of income or any other protected-class attribute, and the gate that refuses them runs when the pack is built, so one cannot be added by mistake. The conversation is about the apartment, not the renter.

Does it screen applicants?

No. It checks the floor plan and move-in window against what you lease, and never promises availability. Application criteria come from your leasing office in writing and are never evaluated here.

What does our leasing team see before the first call?

The renter's own words, the floor plan, move-in window, pets and parking, how they said yes, and what their agent asked first, with a link to replay the conversation in your dashboard. Nothing about who will live there is asked or recorded.

Which property systems do you deliver into?

Every tour request arrives by email and in your Leads inbox. Adapters for Entrata, RealPage and Knock, and Funnel are built against each vendor's published API and are awaiting a sandbox run, so treat them as built rather than proven.

Can you get our property recommended by AI?

No one can promise which property an agent picks, and nothing here buys placement. When an agent uses your site’s tools, your Agent Concierge answers from what you publish, with proof where you have it, and takes the tour request.
